Assumptions

  • Guarantee fees for USDA fiscal year: 1% upfront and 0.35% a year, paid for the life of the loan.
  • The annual fee is recalculated each year on the average scheduled balance, so it shrinks slowly.
  • Doesn't check USDA income limits or property eligibility.

Frequently asked questions

Do USDA loans really require no down payment?+

Yes. USDA guaranteed loans finance up to 100% of the price (plus the upfront fee), as long as the home is in an eligible rural area and your household income is within the limit.

How much are USDA fees?+

For USDA's 2026 fiscal year: an upfront guarantee fee of 1% of the loan (usually rolled into it) and an annual fee of 0.35%, charged monthly for the life of the loan.

Who qualifies for a USDA loan?+

Household income generally can't exceed 115% of the area median income; the home must be in a USDA-eligible rural area. Check eligibility on the USDA site. Lenders typically also look for a credit score around 640+ and a debt-to-income ratio near 29% housing / 41% total.

USDA vs FHA — which is cheaper?+

When you qualify, USDA is usually cheaper: no down payment, a 1% upfront fee instead of FHA's 1.75%, and a 0.35% annual fee instead of FHA's typical 0.55%.
