How to read these numbers

  • Owners' costs are the Census Bureau's median "selected monthly owner costs" for owner-occupied homes with a mortgage: mortgage payments, property taxes, homeowners insurance, utilities and fuels, and condo or HOA fees. They're medians, not averages, and have margins of error.
  • Buying today is our estimate for the state's median home value with 20% down, a 30-year fixed loan at an example 6.5% rate, the state's effective property tax rate and $1,800 a year of insurance. Utilities and HOA aren't included, so it understates the full cost.
  • The two columns aren't directly comparable — that's why we only flag states where the narrower new-buyer estimate is already higher than owners' total costs.
